This critical service is of value to the Owner since accurate and well-defined cost estimates are the foundation to your successful construction project. We provide accurate construction cost estimates from the initial programming phase through the detailed design and construction phases. Our estimating procedures are designed to ensure that each element of the project is well defined and accounted for in the estimate format.
Our Estimating efforts begin with the Program Level estimate of the project. This estimate serve as our Baseline “Cost Model" for the project and will help validate the Owner's budget. The estimates will get updated and become more detailed to reflect the additional information and details included on the various phases of Construction Documents. We work with the Architect and the Owner throughout the design phase to ensure design components align with the Owners budget.
Our final cost estimate, prior to bidding, is used to evaluate the competitive bids received for the various elements of work. This continuous estimating process works to avoid possible bid day disappointment of higher or lower than expected bid prices and insures that on bid day the project is within budget.
After Estimating and the Bid Phase is complete, we continue to track the budget to reconcile issues such as Owner Direct Purchase items, Change Orders, Value Engineering, etc. This process insures that the current costs are tracked against the Owner Budget. This insures the owner is aware and up-to-date on the fiscal aspects of the project and he can make 'real time" decisions about his funds. If needed, we can also track multiple sources of funds.
In addition to tracking the budget, we provide a cash flow analysis and plan to assist the owner in making his funding available, as needed. This will insure that the Owner can maximize his funds in interest bearing accounts up to the day of required disbursement.
