Scheduling

The project schedule is the key ingredient to success of your construction project. Our scheduling services can incorporate your total project timeframe...from initial concept, design, permitting , construction, commissioning, to move in and occupancy.

By tracking the overall schedule, we can integrate many different tasks that have to occur before, during and following the construction. This will help you determine milestone dates for your activities. By integrating all these items on a master schedule, we can keep you current on various activities that are dependent on other team members to perform. This keeps all the team members current with the time and duration of their activities.

Active Team Scheduling

We utilize as process called "Active Team Scheduling" (ATS) where the various team members and stake holders are included in the initial schedule development. Each member has activities that need to be integrated into the project. These activities are reviewed and posted to the overall schedule. Each activity is then compared to other activities and an overall sequence of activities is established. This schedule become the "Baseline Schedule" by which all other schedules are referenced. The ATS process is used throughout the project at various points to insure all stake holders have input into the activities of the project when needed.

As the project begins to develop, the schedule becomes more detailed.

Design Phase Schedule

During the design phase of a project, critical baseline decisions relating to budget, form, and function are made. Although the objectives of a project may be clearly established at the outset (i.e. occupancy date, budget, level of quality, etc.), the means for achieving these results are often vague.

The schedule is monitored throughout the design phase to ensure that critical decision and design milestones are met. Progress is discussed at each team meeting and alterations to the schedule are made if major changes in scope occur or if tasks are not completed as originally planned. Each alteration is compared to the "Baseline Schedule" to determine if the alteration can be made.

In considering the schedule, elements are reviewed with respect to their impact on the sequence of bidding, permitting, construction, fabrication and delivery schedules, and the anticipated influence of weather during construction.

Construction Phase Schedule

As the design continues to develop, so does the detailed master construction schedule. This schedule, which highlights activity periods for major subcontracts and material deliveries, may be included in the bid documents as a guide to the Contractors when establishing their proposals.

Using the project schedule and budget, we establish a preliminary cash flow projection of the required project funds. This cost is dispersed over the scheduled project period. The Owner will then have a plan for monthly project expenditures.

With the team's input, we will prepare the construction schedule and monitor daily construction progress and procedures established by the Contractors and make recommendations as required maintaining or improving construction progress. The schedule is reviewed weekly at the project level and updated as needed to reflect the real-time progress of the work.
